This is our personal home that we share with guests who enjoy the peace and quiet the Catskills provide.
While you are free to roam the entire 56 acre property it is not all made for travel. Some areas are steep, contain water streams or waterfalls - please be safe.
If you intend on walking the property bring appropriate footwear. In the winter, this will likely mean snow boots.

Checking in And Checking Out

You will receive the address of the home 24-48 hours before your check in as well as your code to get into the house. To enter the home touch the “Yale” logo type in your personal access code and push the check mark.

Check out is automated. Your personal access code will expire at your scheduled checkout time. If you need to extend your check out please contact us immediately as you will be locked out past the checkout time.
When checking out please remember to do the following
Run the dishwasher to clean all dishes or silverware you may have used during your stay.
If you have moved furniture please return it to its original placement. This also applies to patio furniture.
Leave linens and towels on bed or floor.
Make sure all doors and windows are closed and locked. You can see what items are open on the ADT alarm panel by touching the link icon.
Remove pool alarm from pool if you have used it.
Put all pool toys and life vests away in storage bin.
Close pool umbrella.
Turn off all lights.
Turn off pool light
If you used one of the air mattresses, remove bed linens from it and completely deflate and store in the room closet you found it.
Finally on your way out when closing the front door touch the Yale logo to lock the dead bolt.

Amenities

The pool is a heated salt water pool with gradual grading. It has a max depth of 8ft and regularly maintained by our maintenance team every Thursday around before noon.
Please feel free to use the provided beach towels, toys. and floaties. The pool is set to 80F.
We provide outdoor games for all ages and pool toys/floaties/life jackets and an electrical air pump.
You’ll find a black storage box on the side of the house near the playground.
The pool light is on a switch box on the outside of the deck on the opposite side of the grill. Feel free to turn this on at night.
Guests who do not feel well should not enter the pool.
Please do not allow pets inside the pool. The fur can cause damage to the pool's filtration system.
The house comes with a pool alarm. If you are traveling with small children please use it. The pool alarm is a blue disk on the window sill. Gently place the pool alarm into the pool and turn the black box (plugged in near the window sill) to the on position. Any object that causes a wave in the pool will then trigger the alarm both outside and inside the home. When you are using the pool or are checking out, please remove the blue disk from the pool and place back in the house on the window sill.

The pool umbrella provides shade on sunny days. It is a cantilevered umbrella which is counter weighted by water. When you want to open the umbrella grab the handle on the back and squeeze the grip to disengage the lock. Slide the grip up until you hit the black stopper and release the grip. Turn the crank handle clock wise to expand the umbrella. When you are done for the night or checking out please complete these steps in reverse order to close the umbrella so that it does not get damaged by the wind.

The thermostat is yours to control. This is a chalet style home. The large windows allow beauty and sunlight to enter the home and this also generates a large amount of heat during the summer months. It can be near impossible for the house to cool down when this happens and turning the air conditioning to the max is not suggested. Instead, please turn off the air conditioner, open windows (with screens closed) to allow air to flow through the home. When the sun subsides feel free to set the home to the temp that is the most comfortable to you. The thermostat is designed to trigger warnings for us if it has been running for too long and the temperature does not change. Please be mindful of energy use.

Before using the fireplace, make sure the fire extinguisher is available and has adequate pressure. Please contact us immediately if the fire extinguisher is not working or appears to be low on pressure.
We provide you with a small amount of fire starter. Feel free to bring your own or buy additional that you are more comfortable using.
There will be some starter wood provided to you inside the house near the fireplace but depending on the length of your stay you may require a trip to the back porch where additional fire wood is available.
Once you get a fire going it is best to leave the door to the fire place a little cracked to keep oxygen circulating. When the fire gets large enough and above 400 degrees for 10 mins the blower will kick on (when switched on).
The controls for the blower are to the right of the fireplace and will display the current temperature of the fireplace. When the blower kicks on it removes all carbon monoxide from the exhaust and is able to heat the main living area quite well.

Do not move the fire pit from its location. We suggesting using a small amount of fire starter to get a fire going (located next to the fireplace) and slowly add wood as needed.
Please be responsible and do your best to ensure embers do not burn the surrounding area, foliage, trees or the main dwelling.

There is a long, wide gravel driveway that leads to the house. The drive fits up to 3 cars comfortably. As stated in the trash section, if you are staying at the property on a Thursday - please allow a path for the garbage truck to get to the garbage bins on the back of the property. If you are staying in the winter you will likely need a vehicle with 4 wheel drive as it snows quite regularly.

The home is equipped with an ADT security system. It will not be armed during your stay. If you would like a code to use during your stay please let us know.

There are cameras on the property. The are absolutely no cameras inside the home. Your security and privacy are very important to us.

We use a propane grill. There is no tank as it uses the same propane system used to heat the pool. In order to use the grill make sure the gas is on. This may be turned off for safety reasons. Look for a blue knob behind the grill on the other side if the deck. It should be vertical or parallel with the yellow grill hose when it is in the on position. Once you have verified the gas is on you can proceed to lighting the grill. To light the grill turn the right knob on and push the red ignite button. Depending on wind conditions this may be difficult. We provide a lighter in one of the grill drawers to get a flame closer to the burner. To try this let the gas clear by turning the grill knobs to off position for 10 seconds or until you cannot smell gas. Slide the grill grate to the left and insert lighter near right most burner. After you have a flame turn the right most burner on. This should get gas flowing and then get that burner lit. Remove the lighter. You can now turn on the other burners. When you are done please clean off any food particles that may be on the grill from cooking. Additionally make sure all burners are in the off position and you hear no gas flowing and smell no gas. The smell of propane is similar to rotten eggs. If you are ever concerned of a gas leak please call for emergency services and let us know right away.

We have installed a Sonos sound system in the home. You can use your favorite app to connect to the Sonos speakers in the home. They are called “Kitchen”.
There is also a Sonos bluetooth speaker on the window sill near the deck entrance. You can also use this with your music app of choice.If you want venture farther from the main house you can connect it to your phone via bluetooth. Turn on the speaker by pushing the button on the back once. Then hold down that same button to put it into pairing mode. The speaker will show up on your phone as “Sonos Beam” on your phone.

We provide Youtube TV for cable service. Disney, Netflix and Hulu for other on demand streaming, The living room tv and queen bedroom have google smart chromecasts installed. Use the white remote to select the streaming service you would like to use on these tvs. The primary bedroom uses Samsung smart tv and the apps are installed directly on the tv.

For larger groups (more than 6) we provide air mattresses. There is a twin air mattress in the twin room and a queen air mattress in the primary bed room. Please use the additional bedding provided in each room as needed for these air mattresses. When done, please remove bedding and deflate air mattresses and store the twin air mattress in the twin room and the queen air mattress in the primary bedroom.

It’s a bit of a hike to the waterfall. Please make sure to wear the correct shoes. Flip flops or sandals are not suggested as adequate footwear. We also do not suggest bringing small children as the paths are narrow and steep. We suggest an adult first scout the path and make suggestions for others. When ready proceed from the back of the property (extended part of the driveway) as this is less steep than from the pool side of the hill. Walk toward the pond and when you get to the pond make a right and follow the path. This path will appear to end but it zig zags down the hill. This is a single file path, there are no handrails and this is where it is the steepest. While walking you should hear the sounds of the waterfall. When you get to the base of this hill the waterfall will be to your right.
Appliances

We use an Ecobee Smart thermostat for heating and cooling. We use a lock to keep the temp in a reasonable range of 70F-75F. You can find the thermostat under the stairs behind the dining table. The home design is a chalet meaning the large windows can allow a lot of sunlight and a lot of heat. When it’s too hot feel free to open the windows and make sure to have the screen down to not allow the bugs in. To be honest the house has an excellent breeze to cool down the rooms. In the winter feel free to get the fire place going. When the fan kicks on it can heat the whole house. Keep in mind the windows in the living room have sensors and the thermostat will not turn on if it detects the windows are open.

We have an induction stove. Please use the pots and pans provided as they are made to work with an induction stove. If you would like to use the stove, disable the child safety feature and turn the stove on. Then enable the correct burner by selecting it on the touch panel and increasing the power output. Turn the stove off when done. A capital H on the display panel means the burner is still hot. Please be careful since there is no visible flame to see the the stove is on.

Please use the dishwasher to wash all dishes. As stated previously we have a septic system in the house so its important to clean all dishes of food particles and debris. We also provide you with dishwashing pods that should last you the length of your stay. Do not place wine glasses in the dishwasher these are thin and can easily break.

Our home runs on well water and septic. We have a water filtration system in the home and the fridge dispenses clean filtered water. Feel free to drink it. Because we have a septic system we ask that you do not flush anything other than toilet paper. Even “flushable” items should not be flushed.

Trash Info…

Trash is contained in the provided garbage bags. When the trash is full, please place them in the appropriately labeled container outside the home near the back porch.
Trash and recycling pick up is on Thursdays. If you are staying on a Thursday please make sure you are parked in such a way that the garbage truck can make its way to the trash bins.
Finally, please ensure trash is disposed of appropriately and in the correct bins to avoid attracting wildlife. Please do not leave trash on the ground for the same reason. The cleaning crew inspects the area near the home after each stay and any excessive cleaning will be added as an additional charge.

Please place all cans, bottles and plastics in the clear recycling bags.
Cardboard boxes should be broken down as best as possible and placed outside.When the bags are full, please take place them in the appropriately labeled container outside the home (near the back porch). Recycling is picked up on Thursdays with the trash.
If you are staying on a Thursday, please make sure you are parked in such a way that the garbage truck can make its way to the trash bins.

When storing trash outside, ensure the lids are closed.
Avoid placing trash on top of bins or next to bins. The property is known for foxes and deer that will rip open trash bags to scavenge for any food.

Yes we do! We provide swim vests sized for smaller children, pool noodles, and some other fun toys.

The property is 56 acres - there is a lot of hiking you can do. Please bring your hiking shoes if you plan to do this. There are some steep hills, but the trek is worth it. You will find a few water falls and beautiful views.
Feel free to wander but be aware of wild animals such as deer, bears, foxes, coyote, rabbits, and more.

Yes of course! There are many apple orchards on the property as well as peach trees. We add trees from time to time. If you’re lucky you can sit on the front porch and watch the deer nibble for the apples in the morning with your cup of coffee.
